📅 August 2021 – Promises Made
- Builder promised a 90-day completion timeline
- We selected specific upgrades (wood shelving, deck, custom doors)
- Contract signed with stated selections
- No communication delays were mentioned
- We were told everything was “on schedule”
📅 October 2021 – Land Secured
- Closed on our lot near Kerr Lake
- Confirmed with builder that site prep could begin soon
- Builder reassured us construction would begin “shortly” after permits
📅 February 2022 – Contract Signed
- Signed official contract for custom home build
- Selection addendum attached with detailed upgrades
- Told to expect completion in 90–120 days
- Builder verbally stated “you’ll be in by summer
📅 Summer 2022 – Delays Begin
- No visible site work on property
- Communication became sporadic
- Told it was due to weather + permits
- Promised “we’re next on the list
📅 October 2022 – Construction Begins
- Foundation poured after months of excuses
- Framing started, but no consistent crew
- Communication was inconsistent
- We began documenting missed steps and lack of oversight
📅 December 2022 – Red Flags Everywhere
- Door gaps, framing misalignment already visible
- Builder said “it’s just settling”
- Gutters were warped even before final inspection
- Multiple promised items were skipped or poorly installed
📅 March 2023 – Certificate of Occupancy Granted
- We moved in… but the house was not finished properly
- Builder ignored punch list we submitted
- Warranty company said they couldn’t act until “final delivery” was confirmed
- Issues like porch slope, front door misalignment, and drainage problems were never addressed
📅 Spring 2023 – Warranty Silence and Excuses
- Builder ghosted our messages
- ABS Warranty Services contacted, no resolution
- Front doors already separating; porch railing unfinished
- Told repairs were “cosmetic” and not covered
📅 July 2023-October 2023 – Struggles to Close on Time
- Bank extended construction loan 3 times to the final one was October 1, 2023
- Bank not offering another extension due to delays from builder and if not met our interest rate on the mortgage would have increased 7.5% more than the locked in fixed amount we had gotten
- Builder delivers CO last day in September
- Builder has a final summation of final expenses which he added in an Overage at the beginning of the build in footings and lot clearing which he never finished, and the amounts had no correlation to Purchaser’s Selection Addendums and Contract
- Promised cleaning of the entire project around and within the home on September 30 – October 2. Nobody showed up on site to clean until the last day. They showed up with all children and family and spent less than 3 hours cleaning up from construction
- I spent 3 solid weeks just on the inside from all the debris left on site
📅 Present Day – Still Fighting for Accountability
- Over 40 documented punch list items still unresolved
- Builder has stopped responding to all communication
- Warranty company continues to deflect and stall
- We’ve gathered:
